Keys and cleaning equipment at an empty property entrance

1 · YOUR FIRST CALL

Talk us through the whole home

Call 020 3404 6962. Tell us the room layout, postcode and date the keys are due back. Include separate toilets or other rooms as well as the bedrooms, and explain which furniture and appliances will stay after you move.

We will ask about the condition of cooking areas and bathrooms and whether you need carpet or fabric treatment. Your agent’s checklist is useful if you have it; we can discuss those cleaning tasks together before preparing the quote.

2 · QUOTE AND BOOKING

A quote for the cleaning you need

We explain what the quote covers, including interiors and any extra treatments, before you choose the appointment. Ask about a particular checkout item if it has not come up, so you know what cleaning to expect.

We then arrange entry and key return. Tell us where the team can unload, who is meeting us and any access instructions. If somebody else is handling the property, leave their number as the contact for the visit.

GUIDE PRICES

End of tenancy cleaning prices

Studio: from £110 without carpet cleaning, or £140 with carpet cleaning.
One-bedroom property: from £208 without carpet cleaning, or £238 with carpet cleaning.
Two-bedroom property: from £245 without carpet cleaning, or £275 with carpet cleaning.
Three-bedroom property: from £307 without carpet cleaning, or £337 with carpet cleaning.

These are starting prices for the property or room, rather than an hourly rate. Your total depends on the size and condition of the home and any extra work. We’ll confirm the price and what it includes before you book. Minimum charges and booking terms apply, appointments depend on availability, and any congestion charge is extra.

Tell us if you need the oven or other appliance interiors cleaned. We’ll explain the work included in your quote and whether an oven-cleaning offer applies.

3 · BEFORE WE ARRIVE

What to clear before the visit

Please remove possessions and rubbish and empty the cupboards and appliances included for interior cleaning. Clear the shelves and bathroom surfaces too, leaving the places to be cleaned open and ready for us.

Keep water and power on, and ask about preparing any fridge or freezer before the visit. Let us know if repairs or removals are delayed so we can discuss whether the appointment still works with your plans.

4 · ON ARRIVAL

Show us the areas needing care

We look through the rooms when we arrive and revisit the cleaning concerns you mentioned. Point out sensitive finishes and damaged fittings before we begin, so we can take their condition into account from the start.

If the rooms or work have changed, we talk it through first. We then clean the interiors and surfaces, finishing the floors after the dusting and wet-area work rather than before it.

5 · HOW WE CLEAN

From kitchen interiors to floors

Kitchen and appliances

Inside an empty cupboard, crumbs and sticky shelf marks need different attention. We remove the loose debris, then wipe the shelves, corners and fronts. Cooking areas are cleaned for grease across suitable worktops, splashbacks, hob surrounds and extractor surfaces. We also work through the appliance interiors in your quote and suitable removable parts, taking away loosened dirt and cleaner residue before finishing the sink and taps.

Bathrooms and toilets

We clean the toilet, basin and bath or shower, including the fittings and edges around them. On taps and screens, we work on removable mineral deposits without treating every material as if it were glazed ceramic. Soap residue is cleaned away, glass and mirrors finished and the floor cleaned last. Areas of worn sealant or damaged grout may still show once the surrounding dirt has gone.

Bedrooms, living rooms and floors

With the belongings removed, we can clean ledges and storage surfaces that are normally covered. We dust shelves, wipe doors and handles, clean switches and follow the skirting boards around each room. Included internal window areas are cleaned as part of that room work. We then vacuum carpeted areas and floor edges, and mop suitable hard floors without leaving the dusting until afterwards.

Cleaning around landlord furniture

Where landlord-owned furniture remains, we need its accessible surfaces clear. Emptied drawers, shelves and table tops can then be included according to the agreed list.

Identify heavy items and fitted units that limit access. We can discuss what is reachable; sofa fabrics and other upholstery require their own treatment booking rather than being treated as hard furniture.

Need more than room cleaning?

If the checkout asks for carpet cleaning, describe each carpeted area needing treatment. Include stairs and known stains, and leave room in your handover plan for the drying discussion.

Book upholstery cleaning by item and fabric where known. Additional window cleaning should also be raised before the visit so scope, access and pricing can be agreed.

6 · COMPLETION AND KEYS

A final walkthrough before completion

At the end, we look back through the work for missed dust, marks or residue. A walkthrough with you or your representative lets you raise a specific cleaning point while the team is still there.

Keys are returned as arranged. If you spot a cleaning concern later, send us photos and your booking details promptly so we can review it under the terms of the service.

Questions about your Rickmansworth end of tenancy clean

There is a utility room as well as the kitchen. Should I include it?

Tell us about every room needing cleaning, including utility spaces and separate toilets. The bedroom count alone does not describe the full job.

Can I send my agent’s checklist before booking?

Please do. We can talk through its cleaning items while preparing the quote and explain which interiors or extra treatments you need to include.

What if one bathroom has natural stone?

Tell us beforehand and show the team on arrival. Products must suit the material; a treatment suitable for glazed ceramic may be wrong for stone.

Will you move a heavy wardrobe to clean behind it?

Do not assume heavy or fitted furniture can be moved. Describe the item and access when enquiring so we can discuss what can be reached.

Do I switch off the water when I move out?

Keep water and electricity available until cleaning is complete. Tell us before the appointment if either supply will be disconnected.

Can a relative meet you instead of me?

Yes, arrange it with us beforehand and leave their contact details. They should know the entry plan and what is happening with the keys afterwards.
