We then agree access and who to contact while we are inside. If someone else collects the keys afterwards, let us know in advance rather than relying on a last-minute message.

Three-bedroom property: from £307 without carpet cleaning, or £337 with carpet cleaning.
These are starting prices for the property or room, rather than an hourly rate. Your total depends on the size and condition of the home and any extra work. We’ll confirm the price and what it includes before you book. Minimum charges and booking terms apply, appointments depend on availability, and any congestion charge is extra.

3 · BEFORE WE ARRIVE
Plan the clean after the removal van has left and dusty repairs are finished. Clear the cupboards, worktops and bathroom storage so their surfaces are ready.
Keep electricity and water available until the work is complete. Empty a booked fridge and allow time for freezer defrosting where needed; tell us promptly if the move schedule changes.
4 · ON ARRIVAL
On arrival, we walk through the property and check the points you raised. Show us delicate surfaces and any pre-existing damage before the cleaning starts.
If a room is still being packed or extra work is requested, we discuss it with you first. We then work through the accessible surfaces, keeping the final floor clean until later.
5 · HOW WE CLEAN
The kitchen needs deposits removed before it is ready for a final look around. We tackle suitable grease on the hob, splashback and extractor surfaces, then clean the preparation areas and wipe empty cupboards included in your quote. Booked oven work covers the interior and suitable removable parts, followed by removal of loosened residue. We clean the sink and taps too.
We clean the bath or shower, basin and toilet and work around their reachable edges. Soap film on glass and removable deposits around fittings receive treatment suitable for the surface. Mirrors and taps are finished after the dirt is dealt with, and we leave the floor until the rest of the bathroom work is complete.
We finish the rooms in a sensible order for handover: dust and surface work first, floors later. That includes doors, handles, switches and skirting, together with the internal window areas and storage in your booking. Vacuuming gathers loose dust from carpets and floor edges; suitable hard floors are mopped once that dirt has been collected.
For furnished properties, tell us which pieces remain at handover. Empty wardrobes and cabinets you want cleaned inside, and clear loose items from tables and shelves.
We clean the accessible hard furniture surfaces included in the visit. A heavy item may prevent access underneath it; upholstery treatment is separate from this wiping and dusting.
If you need specialist carpet cleaning, include the room and stair list in the first conversation. We will explain the option and discuss drying before you commit to a tight handover time.
Additional sofa or window work can be considered alongside the tenancy clean. Describe the items and access so we can discuss the work and quote it properly.
6 · COMPLETION AND KEYS
We check the completed rooms for remaining dust, smears and cleaning residue. If you or your representative are there, walk through the relevant areas with the team.
We return the keys as arranged. For a concern identified later, send the booking details, photographs and location so we can review it against the cleaning booked and its terms.
Give us the exact deadline and requested treatments. We need to discuss timing and drying before agreeing the appointment.
Contact us as soon as you know. A home that is still being emptied may not be ready for the planned clean.
No, provided access, a reachable contact and completion arrangements are clear. Someone else can attend if you nominate them.
